We've managed vacation homes in Palm Springs since 2008, from our office at 750 N Palm Canyon Dr in the Uptown Design District. Midcentury architecture, mountain views, and a private pool in almost every backyard.
The market
Palm Springs is a small city with an outsized reputation. Most of it is flat and easy to get around, organized along Palm Canyon Drive, where restaurants, galleries, and midcentury furniture shops run for about a mile. The San Jacinto mountains rise directly west of town, which means dramatic morning light and afternoon shade that arrives earlier than you might expect.
The season runs roughly October through May. Winter and spring bring the crowds: Modernism Week in February, festival traffic in April, and weekenders from Los Angeles most Fridays. Summer is the honest tradeoff. From June through September, daytime highs regularly top 105 degrees, and that is exactly when nightly rates fall to their lowest of the year. If your plan is pool time, air conditioning, and dinner after sunset, summer can be a real bargain. If you want to hike Indian Canyons or ride the Palm Springs Aerial Tramway in comfort, come between November and April.
Most homes here are single-story with private pools, and many date to the 1950s and 60s. That character is a big part of why people keep coming back.
Neighborhoods
Palm Springs is a patchwork of distinct neighborhoods. A few worth knowing before you choose a home:
Estate neighborhoods just north of downtown, an easy walk to Palm Canyon Drive.
Midcentury tract homes on the north end, known for their butterfly rooflines.
Quieter streets south of downtown, closer to the Indian Canyons trailheads.

Most of the homes we manage in Palm Springs have a private pool, and many also have a spa. Pool heating policies and fees vary by home, so check the individual listing or ask us before you book, especially for winter stays.
Yes. The City of Palm Springs requires vacation rentals to be registered and enforces rules on occupancy, noise, and neighborhood conduct. We keep the homes we manage registered and compliant, and we walk every guest through the house rules before arrival so there are no surprises.

It depends on the neighborhood. Homes near downtown and the Uptown Design District put you within walking distance of Palm Canyon Drive's restaurants and galleries. Neighborhoods farther south or east are quieter, and most guests there drive or ride share into town. Each listing's map shows exactly where the home sits.
