The down-valley towns of the Coachella Valley are built around golf, tennis, and long resort seasons. We manage homes across Palm Desert, La Quinta, Indian Wells, Indio, and Coachella, and we have been in the desert since 2008.
The market
Drive southeast from Palm Springs and the valley changes character. Palm Desert is the commercial heart, anchored by El Paseo, a mile-long street of shops, galleries, and restaurants. La Quinta and Indian Wells are greener and quieter, organized around golf; PGA West alone is home to multiple championship courses. Indio hosts the Coachella and Stagecoach festivals each spring, which briefly makes it the busiest corner of the desert.
January through April is the peak. That stretch combines prime golf weather, tournament tennis, and festival season, so tee sheets, restaurant patios, and rental calendars all fill early. Book well ahead if your dates fall in that window.
The tradeoff is the same as everywhere in the valley: summer. From June through September, daytime highs regularly top 105 degrees, and that is when nightly rates drop to their lowest. Golfers who like early tee times and families planning pool-first days can do very well in those months.
Homes range from fairway condos to large private-pool houses, many inside gated communities.
The towns
Down valley is less a single city than a string of towns along Highway 111. Here is how they fit together:
The mid-valley hub, home to El Paseo's shops and restaurants and a central base for day trips in every direction.

June through September is very hot, with highs regularly above 105, and nightly rates are at their lowest then.
Both festivals are held at the Empire Polo Club in Indio, at the east end of the valley. Distance varies home by home, so check the map on each listing rather than assuming. Festival weekends book far in advance, so reserve early if that is your reason for coming.

Many do, and pools are the center of desert life for much of the year. Some fairway condos share community pools instead. The listing spells out what each home offers, including whether pool heating is available and what it costs.
It varies. Some communities let guests book tee times, others reserve their courses for members, and a few homes include specific privileges. The listing notes what applies, and if golf is the point of your trip, ask us before booking and we will steer you toward homes that fit.
